The Wasatch Group

Optimizing business processes and innovative efforts through AI implementation.

This sits on a year as marketing generalist inside the same firm, and on Landkarte, the land system Lennar Technology Group adopted.

02 · Land acquisition, Cal Coastal · Irvine · Summer 2026

Lennar

A summer on the land team: underwrite a new community, and build the market system the division runs on.

In week seven the intern team underwrote a community from a blank page. Site walks. Time with construction and finance. A marketing plan written for the division. A presentation to division leaders. I can underwrite the deal and build the software that feeds the underwriting.

Landkarte

A live map of coastal pricing, sales, and competition, built for Cal Coastal land acquisition. Lennar Technology Group adopted it.

Lennar against the field: price, inventory, and the trend.

Landkarte draws on more than twenty sources: CMAs, zoning, and municipal records, over 5,000 a day. The book is 7,000 homes across 160 communities. Research that took hours takes seconds. Data collection time fell 96 percent.

I presented it to executives nationwide. Lennar Technology Group adopted it.

Tracy Young and Ralph Gootee, co-founders of PlanGrid, backed the adoption.

A portfolio, the companies, a surf club

One seat at The Wasatch Group: over 90 residential communities, the companies around the portfolio, and The Wasatch Surf Club.

Portfolio

Over 90 communities. A book of 40,000 tenants.

Websites and outreach stayed aligned with what a prospect would tour. Each week I read the leasing and lead funnel and turned the pattern into the next tactic. A survey of more than 19,000 tenants set the marketing and the leasing offers that followed.

Companies

The companies around the apartments

Research, collateral, negotiated pricing, and the production behind what went to market, across the group’s companies and outside partners. I sat on the AI steering committee, presented leasing analytics at the portfolio-wide managers retreat, and trained community managers alongside that presentation. Plans from that work were adopted across the portfolio.

A surf club beside the mountains, with Endless Surf’s ES48 on the water. I marketed it as a site plan: a promise, a timeline, and a reason to care, in the same seat as lease-up.

A statewide brief: a site within a mile of a Utah campus, underwritten as a development someone could build.

With Reagan Daniel, Lauren Kauffmann, and our team, I underwrote a site on the BYU campus in Provo: multifamily housing with a ski facility. The marketing seat at Wasatch ran the whole time.

We took acquisition, cost, rent, feasibility, exit, and lease-up into the room, including a BYU branded lease. Four pillars: innovation, sustainability, community, and affordability. Native landscaping carried the water case. The new medical school and the student athletes shaped who the project was for.

Operator, before the title

At Woodward in Park City I coached skiers and built the spreadsheet system the staff used to run lessons. For six years before that I ran small operations: resale, repair, events, and the negotiation in each.
